Frequently Asked Questions

Common MM2H questions

What is the Malaysia My Second Home (MM2H) programme?+
The Ministry of Tourism, Arts, and Culture (MOTAC) has initiated the MM2H program as a long-term visa programme that grants eligible foreigners and their families a renewable social visit pass to reside in Malaysia.

The visa holders and their dependents can reside in Malaysia for up to 20 years, depending on the category they applied for. It's an ideal option for those who are seeking a second home in a dynamic, diverse country.
If I get the MM2H Visa, is it the same as having Permanent Residence (PR) or Citizenship?+
No, it isn't. The MM2H visa does not lead to permanent residency or Malaysian citizenship.
How long can I stay in Malaysia with an MM2H visa?+
The duration of your stay depends on the visa category you choose:
  • Platinum: 20 years
  • Gold: 15 years
  • Silver: 5 years
  • Special Economic Zone (SEZ): 10 years
What is a Multiple Entry Visa (MEV), and do MM2H holders get one?+
Yes! All MM2H visa holders, including their dependents, will receive a Multiple Entry Visa (MEV). This allows you to enter and exit Malaysia freely without restrictions and limitations during the visa's validity period.
I am a former Malaysian citizen with a foreign passport. Can I apply?+
Yes. There are no issues for ex-Malaysians to apply for the MM2H visa program with their foreign passports.
What is the MM2H Special Economic Zone (SEZ) category?+
This category is specifically designed for Forest City in Johor. It has a lower fixed deposit requirement and different property purchase rules compared to the other MM2H categories.
Are the financial requirements different for the SEZ MM2H category?+
Yes, there is a lower fixed deposit requirement: USD 32,000 for people over 50 and USD 65,000 for those between 21 and 49. The participation fees of RM 1,000 are likewise reduced.
Are there specific rules for buying property in the SEZ under MM2H?+
Yes, there are certain requirements that you must meet. The minimum price is governed by state laws, and you must buy the property straight from the property developers, not through brokers or previous owners. Properties in Forest City, for instance, start at RM500,000, which is less than the typical minimum for other MM2H categories.
For SEZ (Special Economic Zone) properties, do I need to buy from specific developers?+
Yes, for the SEZ category, you must purchase specific property directly from approved developers and not through real estate agents or existing owners.

According to the most recent SEZ regulations, you can only buy property in Forest City. Therefore, you will have to purchase directly from the property developer. For example, Forest City is developed by Country Garden.
Is buying property mandatory under the MM2H programme?+
Yes, it is mandatory to purchase a property under the MM2H programme; it applies to all categories.
What is the minimum property value for each MM2H category?+
  • Platinum: RM 2 million or above
  • Gold: RM 1 million or above
  • Silver: RM 600,000 or above
  • SEZ (Special Economic Zone): Only applicable to Forest City — the purchase price is subject to the property developer
Property purchases for the Platinum, Gold and Silver categories must also adhere to the respective state's property laws.
Can I sell my MM2H property?+
Unfortunately, no. You are not allowed to sell your property within 10 years, as the property that you purchased is tied to the MM2H visa programme.

You may sell the property if either:
  • You would like to upgrade your property, and the value of the second property is higher than the first property
  • After 10 Years of holding an MM2H visa
  • You have cancelled your MM2H visa and decided to move out of Malaysia
Will the existing property I own in Malaysia satisfy the MM2H property requirement? Can I claim against my Fixed Deposit?+
Yes, you may apply using your existing property, as long as the value stated in the Sales and Purchase Agreement (SPA) meets the minimum property purchase threshold specified for the applicable tier.

You may claim against your fixed deposit if the property was purchased within two years prior to the date of your MM2H visa endorsement. If the property was purchased more than two years before the endorsement date, you will not be eligible to claim against the fixed deposit. The eligibility is determined based on the date stated in the SPA.

For example, if your MM2H visa endorsement was issued on 1 July 2025, you may claim 50% of the fixed deposit by submitting an SPA dated on or after 1 July 2023.
